Replace or repair

Old gutters on older houses hide the real damage

On a lot of Dearborn homes the gutters have been patched for years: a new end cap here, a spike driven back in there, a bead of sealant along a leaking seam. Eventually the patches stop working. The gutters sag between hangers, drip at every joint, tip away from the house or overflow no matter how often they are cleaned.

The bigger problem is usually behind them. Years of overflow soak the fascia board, and on older houses that wood may be original. Once it softens, nothing holds a gutter for long. Water can also wick into the roof edge and the soffit, and in winter the extra weight of ice pulls loose gutters right off the house.

So when we replace gutters, we take the old ones down and look at what they were hiding. Rotted fascia and soft roof edge get repaired and photographed first. Then we hang new seamless gutters, sized for the roof and pitched to drain, with hidden hangers fastened into solid wood and downspouts placed to carry water away from the foundation. If the roof itself is near the end of its life, we tell you, because replacing both together lets the drip edge and gutters work as one system.

When Dearborn gutters need replacing

One of these is often a repair. Several together usually mean replacement.

Sagging or pulling away

Gutters that dip or lean out between hangers no longer hold their pitch, so water sits instead of draining.

Check the fascia behind

Leaks at every seam

Sectional gutters with many joints drip once the sealant ages, and resealing them buys only a season or two.

Seamless ends the joints

Bent by ice & snow

Snow sliding off the roof and ice in the trough can crush, twist or kink gutters past straightening.

Common after hard winters

Rotted fascia

Soft, stained or crumbling fascia means water has been getting behind the gutter for a long time.

Repaired before new gutters

Undersized for the roof

If gutters overflow in every heavy rain even when clean, they can’t carry what the roof sends them.

Resize, don’t just replace

Water at the foundation

Pooling, washed-out mulch or a damp basement often trace back to failed gutters and short downspouts.

Repair vs. replace

Which fix fits your gutters

We don’t start from replacement. If your gutters are the right size, still hold their pitch and only have a few problem spots, a repair is the honest answer and we’ll tell you so.

Replacement makes sense when the problems are everywhere at once or when the fascia behind them has failed. And if your roof is near the end of its life, it can be smart to replace both together, since the gutters come off for the new drip edge anyway. You’ll see photos of what we find and get the options in writing.

Fascia repair is part of the decision. If only a short stretch of board is soft, it can be replaced without touching the rest of the system. If rot runs along most of the house, the gutters have to come down anyway, and that is usually the right time to put up new seamless gutters sized for the roof instead of rehanging old ones.

Gutter replacement in Dearborn

What a Dearborn winter does to old gutters

Most failed gutters we replace in Dearborn were finished off by snow and ice.

Snow sliding off steep Dearborn roofs hits the gutters hard, ice fills the troughs and adds weight, and freeze-thaw cycles work water into every seam and into the fascia behind. Add leaves from the mature trees that line so many streets in east and west Dearborn, and old gutters overflow, freeze and bend. By spring they are sagging and the wood behind them is soft. We replace both so the new system stays put.

Sagging runs

Spikes pulled out of soft fascia after a winter of ice and sliding snow.

Rotted fascia

Soft wood behind the gutter replaced and photographed before new gutters go up.

Leaking seams

Sectional gutters dripping at every joint, replaced with seamless runs.

Roofing questions

Gutter replacement questions from Dearborn homeowners

When to replace and what is involved.

Should I repair or replace the gutters on my Dearborn home?
A loose hanger or a single leaking corner is a repair. When the gutters sag in several places, leak at many joints or the fascia behind them is soft, replacement usually makes more sense. We photograph the condition so you can see why.
The fascia on my older Dearborn house looks original. Can you replace it?
Yes. When the old gutters come down, we check the fascia and roof edge, replace soft or rotted wood and photograph it before the new gutters are hung.
Do I need a permit to replace gutters in Dearborn?
Check with the City of Dearborn building department for current requirements for your address.
Can you replace the gutters and the roof at the same time?
Yes, and it often makes sense. Doing both together lets us tie the drip edge, fascia and gutters into one system.
Do you add gutter guards?
We can, and on homes under mature trees they usually help cut down on clogs and overflow.
What drives the cost of gutter replacement?
The length of the runs, the number of corners and downspouts, the height of the house, guards, and how much fascia needs repair. The inspection and estimate are free.
