Roof replacement

On older Dearborn homes, the tear-off tells the story

Many Dearborn houses have been reroofed several times since they were built, and not every roofer took the old shingles off. It is common to find two layers, sometimes more, on top of board decking from the 1930s or 1940s. Laying another roof over that hides any rot and traps whatever moisture is already there.

So we strip it all off. Once the deck is bare, we walk it, photograph it and replace boards that are soft, split or too far apart to hold nails well. On some older roofs that means adding new sheathing over the boards so the shingles have a solid, even base.

Then we build the roof as a system for a Michigan winter: drip edge, ice and water shield at the eaves and in the valleys, synthetic underlayment, new step and counterflashing at every chimney and dormer wall, and ventilation that suits the house. Story-and-a-half homes with finished upstairs rooms need extra thought here, because poor airflow under those sloped ceilings is what feeds ice dams. You see photos of each stage, and at the end of every day the yard and driveway are cleaned and you get a short briefing.

Where leaks start
Tear-off vs. layover

Why we recommend a full tear-off

A layover puts new shingles on top of the old layer. It skips the tear-off, but it also hides the decking, adds weight to the roof under a Michigan snow load, and makes it hard to install ice and water shield and flashing properly. Shingles laid over an uneven old roof can also show every lump.

A tear-off costs more up front because of the labor and disposal, but you get a look at the decking, a clean surface for every layer of the system, and only one layer to remove next time. Building codes also limit how many layers a roof can have.

Cost is driven by the roof’s size, pitch, number of existing layers and how much decking needs replacing. Qualified homeowners can spread it out with 25 months same-as-cash. See financing details.

New roofs in Dearborn

Replacing roofs on close-set Dearborn lots

A tear-off on a tight Dearborn street takes planning for the house and the neighbors.

Many Dearborn homes sit a few feet from the house next door, with narrow side yards, detached garages and mature trees over the roof. We protect siding, windows and landscaping with boards and tarps, keep debris on your lot, sweep for nails with magnets and place the included dumpster where it fits without blocking the street. Then we build a roof meant for freeze-thaw cycles, heavy snow, ice dams and summer hail.

Neighbors protected

Boards and tarps along narrow side yards, so the house next door stays clean.

Old layers removed

Every layer comes off so the decking can be checked, photographed and repaired.

Garages too

A detached garage can be reroofed at the same time so the shingles match.

Roofing questions

Roof replacement questions from Dearborn homeowners

What to expect before, during and after a new roof.

Do I need a permit to replace my roof in Dearborn?
Check with the City of Dearborn building department for current permit requirements for your address. We can explain the scope of the job so you know what they are likely to ask about.
My Dearborn house has board decking. Does it have to be replaced?
Not always. If the boards are solid and tight, they can stay. Soft, split or widely spaced boards get replaced, and on some older roofs new sheathing over the boards is the better base. We photograph the bare deck so you can see why.
Can you reroof my detached garage at the same time?
Yes. Many Dearborn homes have a detached garage, and doing both together keeps the shingles matched and the cleanup in one visit.
How long does a roof replacement take?
It depends on the size and pitch of the roof, the number of old layers and how much decking needs work. We go over the plan with you before we start and brief you at the end of each day.
What drives the cost of a new roof?
The size and pitch of the roof, how many layers come off, decking repairs, chimneys and dormers to flash, and the shingle line you choose. The inspection and written estimate are free.
Do you offer financing on a roof replacement?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered.
