What rejuvenation is

Dry shingles on a sound Dearborn roof

A lot of Dearborn homes got a new roof sometime in the last 10 to 15 years, often after the old layers finally came off. Those roofs are usually still watertight, but the shingles are starting to show their age: stiffer edges, granules in the gutters and a faded look on the sunny slopes.

That is the stage where rejuvenation makes sense. Asphalt shingles stay flexible because of the oils in the asphalt, and Michigan summers bake those oils out while winter freeze-thaw cycles flex the shingles every time the temperature swings. Restoring the oils helps them bend instead of crack. One application can add up to 5 years, and repeat treatments can add up to 15.

It is not a fix for every roof. On older Dearborn houses we sometimes find soft decking, a second layer underneath or chimney flashing that has already failed, and no treatment solves those. So Scott looks at the roof first, the crew photographs the shingles, flashing and vents, and we tell you honestly whether you are a candidate or whether a repair or replacement is the better use of your money.

How it works

What the treatment actually does

Rejuvenation works on the shingles you already have. Here is what happens on your roof.

We check the roof first

We walk the roof and look at the shingles, decking, flashing and vents, and photograph what we find.

No treatment on bad roofs

Oils go back in

The bio-based treatment soaks into the asphalt and replaces the oils that sun and weather have dried out.

Safe, bio-based product

Shingles flex again

Restored shingles bend with temperature swings instead of cracking, and hold their granules better.

Built for freeze-thaw

Repeat to add more years

Each application adds up to 5 years. Repeat treatments down the road can add up to 15 years in all.

Up to 15 years total
Your options

Rejuvenate, repair or replace?

Most roofs we inspect fall into one of three groups. Some have a few problem spots on an otherwise good roof, and a repair is the right fix. Some are worn out across the whole surface, with soft decking or shingles that are curling, cracking and shedding everywhere, and those need a new roof.

In between are roofs that are aging but still sound. Those are the ones rejuvenation is made for. The treatment costs a fraction of a replacement, and it buys time on a roof that would otherwise keep drying out. Sometimes the answer is a combination: fix a lifted flashing or a few damaged shingles, then treat the roof.

Your written estimate lays out the options side by side, with photos, so you can decide without anyone pushing.

Product details from Roof Rejuvenate (roofrejuvenate.com).

Rough estimates only, based on published October 2026 prices. Real prices depend on roof condition, pitch, access and any repairs needed first, and only a sound roof is a candidate. The DIY row is product cost only, with no inspection, labor or safety equipment.

Where these numbers come from

Each price is your estimated roof surface times that provider’s rate per square foot of roof:

  • Kincaide Roofing & Rejuvenation: $1.30 per sq ft of roof on average roofs and $1.50 per sq ft of roof on steep roofs. This is Kincaide’s own pricing, confirmed in writing after your free inspection.
  • Roof Maxx: $1.25–$2.75 per sq ft of roof; the calculator uses the middle, $2.00.
  • Other soy treatments: $0.80–$2.00 per sq ft of roof; the calculator uses the middle, $1.40.
  • DIY concentrate (e.g. SoyFuze): $0.18–$0.28 per sq ft of roof; the calculator uses the middle, $0.23.

Is your roof a candidate?

Good candidates and poor ones

Rejuvenation only works on a roof that is still sound. We will tell you which side of the line yours is on.

Good: brittle but flat

Shingles that feel stiff and have lost some flexibility, but still lie flat and stay sealed.

Classic rejuvenation roof

Good: some granule loss

Grit in the gutters and a faded, dry look, without bare spots across the roof.

Treat before it worsens

Good: solid decking

No soft or spongy spots underfoot, and flashing and vents that are in good shape.

Sound structure underneath

Poor: curling and missing

Shingles that are cupped, curled, cracked through or already blowing off in storms.

Replacement is the fix

Poor: active leaks

Water stains on ceilings or wet decking mean water is past the shingles. That needs repair first.

Fix the leak first

Poor: soft decking

Rot or sagging in the wood under the shingles can’t be treated from the top.

Needs new decking

Rejuvenation in Dearborn

Which Dearborn roofs are good candidates

Shade, sun and roof age all decide whether a treatment is worth doing on your house.

Dearborn has a mix of conditions on the same street. Roofs under the big old trees in west Dearborn and near the Rouge River stay cooler but hold moisture and debris. Roofs on open lots, and the south- and west-facing slopes of most homes, take the full summer sun and dry out first. We look at each slope separately, because the same roof can be a candidate on one side and need repairs on another.

Sun-baked slopes

South- and west-facing slopes losing oils and granules while the decking is still solid.

Mid-life roofs

Roofs put on in the last 10 to 15 years that are still watertight but turning brittle.

Inspected first

Soft decking, failed flashing or hidden layers mean repair or replacement instead.

Roofing questions

Roof rejuvenation questions from Dearborn homeowners

How the treatment works and when it makes sense.

Is my Dearborn roof a candidate for rejuvenation?
If the shingles are drying out but the roof is still watertight, with solid decking and sound flashing, it may be. We inspect and photograph the roof first and tell you honestly if it isn’t a good fit.
Can you treat a roof with two layers of shingles?
We look at it case by case, but a second layer often hides soft decking or trapped moisture that a treatment can’t fix. On many older Dearborn homes a tear-off is the better long-term choice, and we show you photos so you can decide.
How much life does rejuvenation add?
Up to 5 years per application, and up to 15 years with repeat treatments, as long as the roof stays sound.
Is the treatment safe around my yard and garden?
It is a bio-based treatment. We still protect landscaping and clean up when we finish, the same way we do on any job.
Will it fix a leak?
No. Rejuvenation restores oils to aging shingles. Leaks come from flashing, boots, valleys or damaged shingles, and those need a repair first.
Do I need a permit for rejuvenation in Dearborn?
A treatment is not a reroof, but if you have questions about your address, check with the City of Dearborn building department. If repairs are needed first, we will talk through what those involve.
